How an assignment sale works
In an assignment, the original buyer transfers their purchase contract to a new buyer before the property closes. Here’s the typical path.
- 1
The original buyer lists the contract
The seller (assignor) posts the unit, original price, deposit paid and expected closing date.
- 2
Buyers compare and reach out
Interested buyers (assignees) message the seller or their realtor and negotiate an assignment price.
- 3
The builder approves the transfer
Most builders must consent and may charge an assignment fee. Lawyers review the assignment agreement.
- 4
The new buyer closes with the builder
The assignee repays the seller’s deposit plus profit, then pays the builder the balance at closing.

Is it free to post an assignment?
Yes. Creating an account and posting a listing is free. Every listing is reviewed by our team before it goes live to keep the marketplace accurate.
Can I sell my assignment without a realtor?
Yes. Owners can list directly and choose “Owner / Seller” when posting. You can also work with a realtor, who can list on your behalf. Either way, both parties should use a real estate lawyer for the assignment agreement.
Does the builder have to approve the assignment?
Most purchase agreements require builder consent, and many builders charge an assignment fee or limit public advertising. Check your agreement of purchase and sale before you list, and note the builder’s policy in your listing.
How do buyers contact sellers?
Signed-in buyers can message the seller from any listing. Conversations stay in your account inbox, so you never have to publish your phone number or email.
Is Assignment Connect a brokerage?
No. Assignment Connect is a marketplace and information hub. We don’t represent buyers or sellers, hold deposits or give legal or tax advice.
